Not all inspectors are created equal.
When you go to the doctor, the last thing you want to hear is a laundry list of things that are wrong. We want a clean bill of health each and every time we leave. You’ll never tell your doctor he or she isn’t doing their job if they didn’t find anything wrong. (Unless you’re in agony of pain and they cannot figure it out)
So when you get your house inspected, they are essentially giving your prospective new house an assessment of its overall health. The difference here is that you won’t sue your doctor over that pimple they didn’t notice on your face. If they miss something, the consequence can be great.
Home inspectors didn’t go to school as long as your doctor but don’t underestimate the specialized training they have and the wealth of knowledge a good one has. They are looking in every crack and crevice to let you know what problems may be occurring or anything that will present itself in the near future.
That settlement crack they mentioned from a house built 15 years ago may be alarming to you, but you wouldn’t worry much about that when they start talking about active mold, wood rot and other hard to fix issues.
What is a nail pop on a roof? Why does age of my a/c matter? What is the major cause of failure of a hot water heater and it’s correlation to age? What do you have to worry about and what is normal. If you’ve never bought a house, none of the issues are normal. And don’t think for a moment that because you’re buying a new construction house and an inspection isn’t needed. I know of houses that were new and inspected that had hot water going to the toilets, no insulation in the attic, A/C ducting not connected to the house but cooling and heating the outside and exhaust fans not properly vented to the outside.
Always keep in mind when your house is inspected, the inspector works for you and truly has your best interest at heart each and every time. That is all part of being a professional in this industry like ours. Never be afraid to ask questions and if you feel like the questions you’re asking aren’t being answered, ask someone else.
